Olsen Restoration Carpet Cleaning cleans and seals tile and grout in homes across Snohomish, King and Skagit counties from our base in Lake Stevens. Rooms we clean and seal
- Kitchens: grease and food soil that settles into grout around the stove, sink and island.
- Bathrooms and showers: soap film, body oils and the dark grout lines that build up in damp rooms.
- Entries and mudrooms: the wet grit and road dirt that western Washington rain tracks in all winter.
- Laundry rooms, hallways and floors throughout the house.
How a residential tile and grout visit works
- Walk-through. We look at the tile, the grout color and condition, and any coatings or sealer already on the floor before we start.
- Pre-treat. A cleaner matched to the soil goes into the grout lines and dwells long enough to loosen it.
- Machine agitation. Scrubbing reaches into the grout joint, where a mop and bucket can’t.
- Rinse and extraction. Hot-water extraction pulls the loosened soil and dirty water out of the floor instead of leaving it behind.
- Sealing, when it fits. Once the grout is clean and dry, a penetrating sealer helps slow spills and soil from soaking back in.
- Care notes. We tell you when the floor can take normal use and how to keep the grout cleaner between visits.

What cleaning and sealing can and can’t fix
Deep cleaning often brings dark, dull grout back to a much lighter, even color. Some stains are set deep in the grout, though, and won’t fully come out. We’ll tell you what to expect after we see the floor.
Our tile service is cleaning and sealing only. We don’t do grout repair, regrouting or tile replacement. If grout is cracked, crumbling or missing, that’s a job for a tile installer.
Add tile to a carpet cleaning visit
Many customers book tile and grout together with residential carpet cleaning, so the whole house gets done in one visit. If a spill or leak reached the carpet next to the tile, our wet carpet water extraction is available 24/7.

Tile and grout cleaning questions
Do you clean tile and grout in homes or only businesses?
Both. This page covers homes. We clean and seal tile and grout in kitchens, bathrooms, showers, entries and mudrooms across Snohomish, King and Skagit counties.
Do you repair or regrout tile?
No. We clean and seal tile and grout. We don’t repair, replace or regrout it.
Should I seal my grout after it’s cleaned?
Sealing usually makes sense on cement-based grout in kitchens, bathrooms and entries, because it slows down how fast spills and soil soak in. Sealer goes on clean, dry grout, so it’s done at the end of the cleaning visit. We’ll tell you if your grout is a good candidate.
Can I book tile and grout with carpet cleaning?
Yes. Mention the tile when you book or call, and we’ll plan both for the same visit.
How do I get a quote?
Call (425) 419-9949 with the rooms or approximate floor area and, if you can, a few photos of the tile and grout. You can also book online. For more answers, read our tile and grout cleaning and sealing questions.
