Olsen Restoration Services & Concrete LLC
Carpet Cleaning, Carpet Repair, Patching and Stretching
Effective October 13, 2026

By booking, approving an estimate, signing, or allowing work to begin, the Customer agrees to these Terms. “Company,” “we,” and “us” mean Olsen Restoration Services & Concrete LLC. “Customer” and “you” mean the person who books the service and anyone they book it for.

1. SCOPE OF SERVICES

We provide residential and commercial carpet cleaning, stain and spot treatment, odor and deodorizing treatment, carpet protector, carpet repair, patching, seam repair, and carpet stretching (re-stretching). Our work is limited to the services, rooms, and areas listed on your estimate or invoice. Anything else is extra work and needs your approval before we do it. Prices on the estimate are based on the information you gave us. If the job on site is different (more rooms, larger areas, heavier soil, pet contamination, a different carpet type, or extra repair work), we will tell you the new price before continuing.

2. NO GUARANTEE OF RESULTS

We use professional methods and equipment, but we cannot guarantee that every stain, odor, wear pattern, or discoloration will come out. Some stains are permanent, including pet urine, bleach, dye, rust, ink, coffee, wine, and older set-in stains. Some odors come from the pad or subfloor and may not be fixed by surface cleaning. Results depend on the carpet’s fiber, age, condition, and past care.

3. PRE-EXISTING CONDITIONS

We are not responsible for problems that existed before we arrived or that come from the carpet’s age, manufacturing, or installation. This includes wear, fading, sun damage, shrinkage, delamination, loose or failing seams, ripples, browning or wicking from prior spills or overwetting, weak backing, pet damage, color loss, and damage hidden under furniture or rugs. We may point out these conditions before we start. If you ask us to go ahead, you accept that cleaning may make them more visible.

4. CARPET REPAIR, PATCHING AND STRETCHING

You understand that:
a) Patches are made from the best-matching carpet available, usually from a closet or other hidden area you approve, or from carpet you provide. Color, texture, pile height, dye lot, and wear may not match exactly, and seams or patch edges may still be visible.
b) Stretching can make existing seams, wear, and transitions more visible. Older or brittle carpet, weak backing, or a worn pad may tear, fail to hold, or need more work.
c) We are not responsible for problems caused by the original installation, the subfloor, tack strip, pad, moisture, or the carpet’s age.
d) Moving or cutting carpet may show existing damage underneath. Any extra work needed will be quoted to you before we do it.

5. FURNITURE MOVING

We move furniture only if you approve it in advance and it is listed on your estimate or invoice. There is a furniture moving fee. It is listed on your estimate. We do not move beds, pianos, entertainment centers, china cabinets, safes, aquariums, electronics, items with glass or marble, or anything we think is unsafe. Please remove small items, breakables, valuables, and items on the floor before we arrive. We are not responsible for damage to furniture that is unstable, damaged, or loose-jointed, or that has not been disclosed.

6. DRYING TIMES AND AFTERCARE

Drying usually takes several hours, and it can take longer depending on the method used, humidity, airflow, and carpet type. Wet carpet is slippery. Walk carefully and stay off wet areas when you can. Keep children and pets off damp carpet. Put furniture back only after the carpet is dry, and use the blocks or tabs we leave under the legs. We are not responsible for slips, falls, stains or rust from furniture, or wicking (spots that come back as the carpet dries) after we leave. If spots come back, contact us and we will review it.

7. ACCESS, UTILITIES AND PARKING

You agree to give us safe access to the work areas at the scheduled time. You also agree to provide working electricity and water, and parking within a reasonable distance of the entrance. If needed, you agree to provide building access, elevator use, and permission from the building, HOA, landlord, or property manager. You pay any parking fees. If we cannot get access, cannot get utilities, or are turned away when we arrive, Section 11 applies.

8. PAYMENT

Payment is due in full when the work is completed unless we agreed otherwise in writing before the job. A minimum service charge applies to every job. It is the minimum service charge in effect when you book. We accept the payment methods shown on your invoice.

9. RESPONSIBILITY FOR PAYMENT

The person who books the service pays for it, even if a tenant, landlord, property manager, tenant’s insurer, or other person is expected to pay them back. Agreements between tenants and landlords, or between you and anyone else, do not change who owes us. If you book for someone else’s property, you confirm that you are allowed to approve the work. If you cancel after we have been dispatched because you hired another company or found another option, you still owe the fees in Section 11.

10. ARRIVAL TIMES. A LATE ARRIVAL IS NOT A CANCELLATION

Arrival times are windows or estimates, not guaranteed appointments. Traffic, weather, earlier jobs running long, and equipment problems can cause delays. We will try to tell you if we are running late. A late arrival, or arrival after the estimated window, is not a cancellation by us. It does not breach these Terms, and it does not let you cancel without the fees in Section 11. If you cancel, refuse service, or are not available because we arrived late, it counts as a cancellation by you after dispatch. If we cannot come on the scheduled day, we will reschedule with you at no extra charge, and that is your only remedy for a delay.

11. TRAVEL AND MOBILIZATION FEE / CANCELLATION AFTER DISPATCH

Once a technician has been dispatched, a Travel and Mobilization Fee is charged if:
(a) you cancel or reschedule;
(b) you change the scope and the job no longer goes ahead as booked;
(c) we cannot get access, or you are not present or available;
(d) utilities or parking are not available; or
(e) you decline or refuse service on arrival, including after a late arrival (Section 10).
The fee is the Travel and Mobilization Fee in effect when you book. It covers technician time, fuel, vehicle, and equipment setup. Please cancel or reschedule before dispatch to avoid this fee.

12. RIGHT TO REFUSE OR STOP SERVICE

We may refuse or stop work if conditions are unsafe or unsanitary. Examples include biohazards, mold, pests, aggressive animals, hazardous materials, unsafe structures, harassment, or threats. We may also refuse or stop work if the carpet is likely to be damaged by cleaning or repair, or if we cannot reach an agreement on price or scope. If we stop because of conditions at the site or something you did, you owe the Travel and Mobilization Fee and payment for any work already completed.

13. SATISFACTION, NO REFUNDS, AND DISPUTES

If you are not satisfied, contact us within 48 hours of service and before you pay anyone else to redo the work. Let us inspect the area and, where appropriate, re-treat it. Re-service is at our discretion and is our main way of fixing problems. Payments for completed work are not refundable. Deposits and Travel and Mobilization Fees are also not refundable. You agree to contact us first and give us a fair chance to resolve any billing or service issue before you file a dispute or chargeback with your bank or card company. If you file a dispute, we may give your processor these Terms, your signed or approved estimate or invoice, photos, and job records.

14. LATE PAYMENT, COLLECTIONS AND LEGAL COSTS

Balances not paid by the due date are past due. Past-due balances are charged a daily late fee, up to the maximum allowed by law. The amount is shown on your invoice. If a balance is still unpaid 7 days after the due date, we may send it to a collection agency. You agree to pay the reasonable costs of collecting what you owe, including collection agency fees, court costs, and reasonable attorney fees, to the extent allowed by law.

15. LIMITATION OF LIABILITY

To the fullest extent allowed by law, our total liability for any claim related to our services will not be more than the amount you paid us for the service involved. We are not liable for indirect, incidental, consequential, or special damages. This includes loss of use, lost income, temporary lodging, or emotional distress. If you believe we damaged property, you must report it to us in writing within 48 hours of service and before any repair or replacement, so we can inspect it. Nothing in these Terms limits liability that the law does not allow to be limited.

16. INDEMNIFICATION

To the extent allowed by law, you agree to protect and hold the Company, its owners, and its employees harmless from claims, losses, and costs caused by: information you gave us that was false or incomplete; conditions you did not disclose; your lack of authority to approve the work; or claims by tenants, landlords, owners, or other people about work you approved. This does not apply to losses caused by our own negligence.

17. BINDING AGREEMENT AND CHANGES

These Terms, together with your estimate or invoice, are the full agreement between you and us. Booking, approving, signing, or allowing work to begin means you accept them. Any change must be in writing, which can include email or text. If any part of these Terms is found unenforceable, the rest still applies.

18. GOVERNING LAW AND VENUE

These Terms are governed by the laws of the State of Washington. Any dispute will be handled in the state courts for the county where the Company has its principal place of business, unless the law requires a different venue.
